Common symptoms and what they usually mean

• No hot water at all - pilot out, thermocouple failure, blown heating element, or tripped breaker on electric units. Often a repair, not a replacement.
• Water is warm but not hot - thermostat set wrong, sediment insulating the burner, or dip tube broken on older tanks.
• Rusty or smelly hot water - anode rod is spent (an inexpensive fix that buys you years) or the tank interior is corroding (a replacement conversation).
• Popping / rumbling sounds - sediment burning off at the bottom. A flush usually fixes it. Ignore it and the burner efficiency tanks.
• Water on the floor around the unit - could be the T&P valve doing its job (usually fine), a leaking fitting (fixable), or the tank itself (replace). If it is not the heater, you may have a hidden leak.
• Water heater is 12+ years old and acting up - most tank units live 8-12 years around here. Repair math often tips toward replace.

Repair, replace, or upgrade - how we decide with you

Two rules we follow:

1. If a modest repair buys you a working heater with 2+ good years of life left, repair is almost always the right call.
2. If the tank itself is leaking, or the unit is at end-of-life and needs multiple repairs, replacement is the honest answer.

Everything else is a real conversation with real numbers - what a repair costs, what a new tank costs, what a tankless swap costs, and the payback period on each. You pick.

Tank vs. tankless in a North County home

Tank water heaters

Simpler, cheaper to install, well-understood. Right choice if your existing setup is a tank, you're not remodeling, and the unit just needs replacing. Modern gas tank models are dramatically more efficient than what was installed in most 90s-era homes here.

Tankless water heaters

Higher upfront cost, depending on gas line and venting work, but endless hot water, ~20-year lifespan, and half the operating cost. Makes real sense for families of 4+, homes doing major bathroom additions, or anyone tired of running out of hot water during back-to-back showers. Note: San Diego's hard water means an annual descale is required - we'll build that into the maintenance plan.

Heat pump water heaters

The efficiency king if you have a garage or utility room with enough air volume. SDG&E rebates are often available - we'll tell you if your setup qualifies.
