Where We Work

4S Ranch & Del Sur

Our home base. These are mostly newer builds on post-tension slabs, which means the plumbing runs under concrete - great until a slab leak develops. We know these floor plans and where the manifolds and shutoffs are, so diagnosis is quick.

Rancho Bernardo

A mix of 1960s-70s original construction and newer infill. The older homes still have galvanized branch lines in places, cast-iron drains, and mature landscaping whose roots have found the sewer laterals. Rancho Bernardo generates more of our root-intrusion and repipe work than anywhere else in the county.

Poway

Larger lots, more homes on septic or with long sewer laterals, and plenty of properties with irrigation systems tied into the domestic line. Poway calls skew toward main line issues, pressure regulators, and water heaters in detached garages.

Carmel Mountain Ranch & Sabre Springs

Predominantly 1980s-90s tract homes. This is prime territory for water heaters reaching end-of-life all at once (they were all installed within a few years of each other) and for polybutylene or early-copper pinhole leaks.

Rancho Peñasquitos & Torrey Highlands

A blend of eras. PQ has older stock with the drain and sewer profile you'd expect; Torrey Highlands is newer with slab-related concerns. Both sit on our regular route.

Escondido & San Marcos

We cover the southern and western portions regularly. Older Escondido neighborhoods have some of the most root-damaged clay laterals in the county - camera inspections there almost always earn their cost.
