Signs your sewer line is failing

  • Multiple drains backing up at once - especially the lowest ones (shower pans, floor drains)
  • Gurgling toilet when you run the washing machine or another fixture
  • Sewage smell in the yard or around the cleanout
  • Unusually green, fast-growing patch of lawn over the sewer line
  • Repeat main-line clogs every 6-18 months
  • Sinkholes or soft spots in the yard along the line's path

What we find in North County lines

Root intrusion

The most common failure by far, especially in Rancho Bernardo, Poway, and Escondido homes with mature trees and 1960s-80s clay or cast-iron laterals. Roots find a joint, grow through, and catch everything that flows past.

Bellied or sagging pipe

Soil settles, a section of pipe drops below grade, and waste pools there instead of flowing. Snaking clears it briefly; the belly refills within months. Only a repair fixes it permanently.

Cracked, offset, or collapsed sections

Ground movement, heavy vehicle traffic over the line, or simple age. Cast iron corrodes from the inside; clay cracks at joints; old Orangeburg (rare but present in the oldest local stock) delaminates entirely.

Your repair options

Hydro-jetting and root cutting

If the pipe is structurally sound and roots are the only problem, a jetter with a root-cutting head restores full flow (see drain cleaning). We'll be straight with you: this is maintenance, not a permanent fix. Roots come back. But if the pipe is otherwise healthy, jetting every couple of years can be a perfectly rational choice.

Spot repair

One bad section, rest of the line healthy? We excavate just that spot, replace a few feet of pipe, and backfill. Fastest and cheapest real fix when the camera supports it.

Trenchless pipe lining (CIPP)

A resin-saturated liner is pulled through the existing pipe and cured in place, forming a new seamless pipe inside the old one. No trench across your driveway, no destroyed landscaping. Works when the host pipe still holds its shape. Typically a 1-2 day job with a 50-year design life.

Pipe bursting

For lines too far gone to line. A bursting head fractures the old pipe outward while pulling new HDPE through behind it. Requires only two access pits instead of a full trench.

Full open-trench replacement

Sometimes it's genuinely the right answer - severe collapse, major grade correction needed, or a line that has to be rerouted. We'll tell you when that's the case and why the trenchless options won't work.
