Most of the expensive plumbing failures we attend gave warning signs for months. An inspection is simply reading those signs before they become an emergency.
What a full inspection covers
Static and working pressure
Measured at the hose bibb. Tells us immediately whether the regulator is doing its job, and whether pressure is quietly damaging the system.
Water heater condition
Sediment level, anode rod, T&P valve function, venting and connections. A flush at the right interval genuinely adds years in San Diego water.
Shutoff valves
Main valve plus fixture angle stops. A valve that will not turn during an emergency is a much bigger problem than a valve that will not turn on a calm Tuesday.
Visible supply and drain lines
Under sinks, at the heater, in the garage and crawl space. Corrosion, weeping fittings, mixed-metal connections and improvised repairs.
Fixture function
Toilets for silent leaks, faucets for drips, drains for flow rate.
Meter test for hidden leaks
Everything off, watch the meter. It is the simplest and most revealing test there is.
When it is worth booking
Before buying a home
Especially on anything pre-1980. A camera inspection of the sewer lateral plus a supply-line check is the cheapest information you can buy about a house.
Annually on older homes
Once a house passes about forty years, the failure rate curve steepens. Yearly checks catch things while they are cheap.
Before an extended trip
A silent supply-line failure in an empty house is how a small problem becomes a very large one.
